Terms & Conditions

  1. All bookings  require a non refundable deposit of £100. The deposit is due within 5 days of booking. The balance is to be paid 6 weeks before the start. For holidays booked within 6 weeks of arrival, the full amount is required at the time of booking. Payment can be made by cheque or bank transfer (details supplied).  You will not get a reminder to pay the balance, however if we don't receive the amount we will contact you, if we still don't receive payment (within 7 days of due date) we will cancel the booking and you will lose your deposit. We strongly recommend that you take out holiday insurance in case you need to cancel for any reason.

  2. You may check into the property from 3pm. Checkout time is 10am. We will send you details of how to access the key in the keysafe.

  3. This  contract gives the hirer the right to occupy the accommodation for a holiday only and in terms of law this is not an 'assured tenancy'.

  4. The hirer must personally stay at the accommodation throughout the holiday and is solely responsible for the whole party.  No more than 6 people may stay at the property. there must be at least 2 responsible adults in the party.

  5. The hirer (undertakes) agrees to take all reasonable care in the use of the property and its contents, including the security of the property. The hirer will report any damages, losses or breakages as soon as they occur. We do not charge any additional damages waiver, and although we understand that odd breakages and accidents do happen from time to time, we do reserve the right to charge for repairs, losses or replacements if they are deemed to be more severe than everyday wear and tear and unintentional accidents, or if the damage or breakages appears to have resulted from extreme negligence, malicious intent, smoking in the property or the presence of pets.

  6. The hirer and party are not to cause any undue noise or annoyance or disturbance to neighbouring proprietors or occupiers. In the event of complaints, we reserve the right to ask you to vacate the property.

  7. Pets are not allowed in the premisies under any condition. We are totally non smoking. Anyone found smoking will be asked to leave and a charge will be levied for deep cleaning.

  8. The hirer undertakes to leave the accommodation clean and tidy. All kitchen items are to be washed and put back away.  We reserve the right to make a charge for extra cleaning if the property is not left in a satisfactory condition.

  9. We take no responsibility for loss, damage or injury to the hirer or any of the party whilst staying at the property. The hirer will indemnify us against loss, damage or injury sustained at the property to persons as a result of any breach of these conditions or arising from the fault of the hirer or any member of the hirer's party.

  10. The proprietors  reserve the right to enter the property at any reasonable time.

  11. We do not accept bookings from single sex or non- family groups. If this is ignored we reserve the right to cancel a booking or refuse access with no refund.
